Home Inspection
A standard pre-purchase property inspection covers a home's major mechanical systems:  Electrical, plumbing, heating and cooling and its construction from roof to foundation, exterior to interior. These inspections usually do not cover soil, pools, wells, septic systems, building code violations or environmental hazards such as lead. The inspection contingency in your purchase contract usually will allow you up to two weeks to conduct an overall inspection plus any specialized inspections you (or your lender) require.  The cost of an Inspections can range from one hundred to several hundred dollars.  Specialized inspections usually involve an expert and can cost more.  Remember, repairs or remedies are negotiable; they also can derail a deal.  It's a good idea to meet the inspector immediately after the inspection is completed.  Ask your inspector if you should have a specialist to further inspect any items.

Home Warranty
With a Home Warranty, you’re covered against a mechanical breakdown of a covered component for a full year, beginning the day of your closing.  You pay only a standard deductible for each claim.  You may find a home that comes with a home warranty.  I will give you more information of what a warranty will and will not cover.  It varies from company to company.

Everyone is concerned about paying too much for a home or buying a house with hidden defects.  Preparing your offer properly will help eliminate many problems that could arise.  I will help you make good decisions in preparing your offer.  While many homes are over priced, some sellers actually hire an experienced agent to list their home.  If that's the case, the property may be priced at it's proper value.  Before making your offer, request a market analysis to see what the other homes in the area has sold for.  In today's real estate market, some homes are selling for the full asking price.  Even if you find a home that is priced right, there are many items in the offer that need to be negotiated properly.  Always have a professional agent represent you in preparing your offer.

The closing process is very complex.  There are usually more than 65 people involved in every home purchase.  From your loan application, to the appraisal, to the title search, to special inspection, you need an experienced broker overseeing your closing.  If your closing process is not properly supervised, you may not close as scheduled and may even loose your dream home.  When everything goes well and you finalize the purchase of your new home, you should schedule your move to allow you to prepare your home for your arrival.  Allow yourself a couple of days for cleaning or other important things that need to be complete prior to you moving in.
